If you are consumers looking for a new home, we can recommend you to local realtors and lenders to help you find a home and to determine your loan eligibility. We also do everything possible to make the closing process easy and convenient for you.
If you are a realtor, we can help coordinate the closing and will keep you informed throughout the settlement process.
If you are a lender, we can provide you with accurate title information, we can promptly satisfy your closing requirements and we can efficiently coordinate the closing process.
The following is a list of some of the many services we can provide:
⦁ Quotes. If you are looking for an estimate for the closing costs, we can e-mail or fax to you a title quote, as well as a more detailed settlement statement showing all of the closing costs.
⦁ Escrow Agent. We can act as escrow agent to hold contract deposits as well as post-closing escrows for repairs, FIRPTA escrows and other post-closing matters.
⦁ Contract and document preparation. If you are not working with a realtor, and you need a contract prepared; if legal documents need to be prepared for the transaction, or if the Seller is a foreigner and documentation needs to be prepared to satisfy the rules of FIRPTA, our attorney owner, Ira R. Shapiro, can prepare all of those documents.
⦁ Issue Title Insurance. As an agent for three of the most reputable title insurance underwriters operating in Florida, we can issue title insurance as well as provide you with the information necessary to fully understand the value of title insurance coverage.
⦁ Full service protection. Since title insurance does not necessarily insure against every type of property issues, including code compliance violations, open permits and unpaid water and sewer bills, we do not close any transaction until we have obtained all of that information so that the purchaser is protected against any unanticipated expenses or problems.
⦁ Related Closing Services. We understand that there are many important issues to be addressed in a real estate transaction. Through our years of experience, we have established relationships with other companies we can recommend, if and when their services are needed for a particular transaction. These related services could include ordering a survey; ordering an appraisal; obtaining homeowner’s insurance, coordinating an Internal Revenue Service Code Section 1031 Exchange and correcting code violation and open permit problems. We do not have any financial interest in any of the companies that we would recommend to provide these services, nor do we participate in any of the fees that they would charge, but through the establishment of the relationships that we have made over the years, we have the resources available to facilitate the closing, through the recommendation of these related service providers.
